Attract more offers with high quality photos…

My goal is to take the highest quality photos possible that will wow buyers and attract offers. To make sure your photo shoot goes smoothly, cleaning and staging needs to be done before I arrive. I may move small items to improve photo composition but staging should already be complete, preferably the day prior. All occupants and pets should plan to be off the property or stay in areas where they can’t be seen. Even though I love pets, rooms overlap in real estate photos. People and pets can cause shadows and reflections or knock over camera/lighting equipment set up throughout the property.


Let there be light!

  • Turn on all the lights and lamps. For the best results, use bulbs of the same color temperature (5500k is best) all throughout the house.

  • Open blinds and window treatments.

  • Turn off all ceiling fans, TV’s, and computer screens.

  • Remove personal photographs (or replace with general landscape or artsy photographs) and remove seasonal/holiday decorations.

Spiff it up!

  • Thoroughly clean the whole house (Vacuum, mop, make all beds, clean countertops, and windows (windows and TV’s are important so you don’t get unwanted glare or reflections)

  • De-clutter as much as possible. LESS IS MORE!

  • Clear kitchen countertops completely. Hide the garbage cans. Remove fridgerator magnets.

  • Hide all shoes and jackets in closets.

  • Close shower curtains or remove all items from the shower.

  • Clear the table, use a decorative place setting if possible with a centerpiece such as a bouquet of flowers.

  • Straighten all chairs and place them evenly.

  • Remove all magazines, papers, mail, child seats/booster chairs, etc.

Landscape!

  • Professional landscaping is always good, but if you can’t, just keep it clean and simple.

  • Remove vehicles from the driveway.

  • Remove/hide toys, sports equipment, grill, etc.

  • Hide visible water hoses.

  • Remove/hide trash cans.
